For property owners and investors
#

Whether you are preparing for tax, selling, settling a family matter or protecting records for the future, the risk is the same: a weak number can create stress, delay and avoidable professional cost later.

CGT, tax and land tax evidence

Get a dated, signed valuation pathway for property records that may later be reviewed by your tax adviser, accountant or the ATO.

Pre-sale and family decisions

Use an independent valuation when family members, beneficiaries or buyers need a defensible figure rather than a quick online estimate.

SMSF and trustee records

Prepare annual market-value evidence for residential property held inside an SMSF, with a clear audit trail for your adviser.

Fast launch pricing

Start with our most competitive public pricing, then step up to on-site or senior advisory valuation when the asset or risk profile requires it.

Pricing
#

  • Most competitive launch desktop: from $254
  • Most competitive launch on-site: from $587
  • Ultra-high-value / commercial: a senior independent valuation firm, from $1,950 (quote)

Inc GST where applicable. Your fixed price is confirmed for your property before you proceed. Final scope depends on property type, location, inspection need and report purpose.

Answer a few questions and we'll suggest a pathway using your suburb's price history. Everything is processed in your browser only — nothing you type here is sent or stored.

This suggestion is general information based on suburb median-price history (state government / ABS open data). It is not a valuation and not tax or financial advice. Final scope and your fixed price are confirmed when you enquire.

Common questions
#

What can I get a valuation for?
Any purpose — capital gains tax, SMSF compliance, retrospective or backdated valuations, pre-sale pricing, family law, probate or deceased estate, and stamp duty or transfer. Tell us the purpose and we point you to the right pathway.
Can you do a retrospective (backdated) valuation?
Yes — a retrospective valuation assesses market value as at a past date: the date of death for a deceased estate, the day a main residence first became a rental, a separation date for family law, or 1 July 2027 for the CGT cost base reset. It uses comparable sales evidence from around that date, so earlier is easier — evidence goes cold over time.
What does the ATO expect from a market valuation?
The ATO's market-valuation guidance looks for an objective, supportable valuation: comparable sales, clear methodology and a qualified, independent valuer. Our signed reports are prepared by a qualified valuer to that ATO-acceptable standard.
Is the valuation independent and ATO-acceptable?
Yes — the signed report is an independent valuation by a qualified valuer, prepared to be ATO-acceptable. Not "ATO-approved" — no such status exists.
How fast is it?
Desktop assessments are typically fast; on-site (full inspection) reports take a little longer. We confirm turnaround with your fixed price before you proceed.
How does pricing work?
Fixed launch pricing at our most competitive public rates: desktop from $254 and on-site from $587, with senior independent-firm valuations for ultra-high-value or commercial property. Final scope depends on the property and report purpose. Inc GST where applicable.
Do I pay now?
No payment is taken at the enquiry step — you get a fixed price for your specific valuation first.

General information only — not tax, financial or legal advice. Any indicative appraisal is automated and is not a certified or ATO-suitable valuation; the signed valuation is provided separately by a qualified valuer.
